Throughout my career, I have specialized in selling new construction homes. I'm passionate about helping my clients find a home that they love, and in the Seattle-area that can be pretty tough! Here are two excellent reasons to buy a new construction home and why it's so important to have a great real estate agent by your side.

Beat the Crowds

To say that the Seattle-area housing market is competitive is an understatement! I’ve come across several instances of new construction homes in the Bellevue area that no one knows about yet. Because builders aren’t always preselling these homes, this is a great opportunity for many buyers.

Buying a new home allows you to get in ahead of other homebuyers and lock in a home in advance. This advance notice gives the buyers time to prepare for a move, whether they are empty nesters that are focused on downsizing, or a large family moving lots of people and their things. 

Personal Touch

When you’re buying a new construction home, the finishes don’t have to be builder-grade! If you meet with the builder early on in the process, you may be able to upgrade to the finishes that you really want. Though these finishes will likely cost you more, you may be able to finance this customization.

There have been thousands of improvements to the home-build process over the years. Newer homes have a more open layout that works better for modern living and things like “smart” appliances are more energy efficient and will save you money.

Another thing to consider- new construction properties are “move-in ready” and are perfect for a buyer who isn’t looking to do a lot of maintenance! Many Seattle buyers who bought “fixers” are finding that price points for construction are rising. They are having to delay necessary their repairs until they can find an available construction crew.

Why should you have a real estate agent in new construction?

Builders typically employ their own real estate agents or sales team. In this event, it’s a good idea to have your own agent there to represent your interests and can creatively negotiate deposits and contracts. A real estate agent can recommend financing that could be different from the builder’s lender.

When if you are purchasing a new home, it’s a good idea to have an inspection to make sure that everything was made up to code. New-home defects can be severe and expensive. It’s unlikely that the builder’s agent will push for a home inspection, but your real estate agent will make sure that it happens.
