Kitchen: $14K to $40K
A kitchen renovation is one of the most, if not the most, impactful renovations you could make to your home. As a space that’s regularly utilized, it has a huge impact on your daily living when it’s updated and modernized. Additionally, if you’re considering what is going to add value to your home when or if you decide to sell, this should be your top priority when giving your home a makeover. Even simple changes like updating cabinets, upgrading your appliances, and installing new countertops can make a huge difference.
Bathroom: $15K to $20K
As smaller, functional spaces, bathrooms aren’t always top of mind when considering which rooms to spruce up, but consider how often you and the rest of your household are in and out of the bathroom over the course of the day; it is a high-traffic area! Fresh paint on the walls is an immediate way to make it feel more put together. The change you’re going to benefit most from though is likely an updated shower or bath. If you’re not able to entirely renovate a shower, installing a new showerhead and new hardware is a great start. New vanity lighting goes a long way in bringing a retro bathroom into current trends as well.
Backyard: $12K to $33K
The updates you make to your backyard really depend on how much space you have. If you have a sprawling yard and like to spend plenty of time outdoors during warmer months, you might consider adding a pool (be prepared for the continued maintenance though). If you have less space but want some type of water feature, a small pond or fountain creates a relaxing ambiance. A new patio with new patio furniture is sure to encourage more time outdoors, soaking up vitamin D.
New Roof: $20K to $30K
Installing a new roof isn’t the most fun renovation, but it’s one of the most necessary. You’ll thank yourself for deciding to do it, especially when you hear horror stories about roofs failing during rainy season. If cost is a concern—and given how pricey it can be to replace an entire roof, if wouldn’t be surprising if it is—sometimes you can get by with just replacing parts of it. Just be sure to have an inspection done if you’re concerned about the overall integrity.
Exterior: $5K to $15K
Curb appeal matters, not just to future buyers but also to you, as the current owner. Coming home every day to a home that not only looks great on the inside but also looks well cared for on the outside certainly boosts your sense of pride in your home. Having the exterior of your home painted, or even just replacing your front door, can do wonders. Don’t ignore landscaping either—trees and shrubbery can create additional privacy and beautifully frame your home.
